New Project – Avenue Road, St Neots

We have been appointed to undertake a feasibility study on a semi-detached narrow workers cottage from the 1900s on Avenue Road in St Neots.  The clients require a larger kitchen space and separate seating area to the rear of their property.  In addition, one of the studies was to explore whether a two storey extension to the rear could be achieved.

It has been really important to understand the context and historical nature of the property before completing suitable studies.  The materiality is something we want to sit comfortably against the soot stained imperial brickwork.

New Project – Crosshall Infant School Kids Club Building

We have been appointed to undertake a series of feasibility studies for a replacement Kids Club building for Crosshall Infant School.  The project is to replace their existing temporary cabins and to create a new purpose built facility.  This will offer a contemporary and modern vision of their services.  All of the designs work with the surrounding context of the school and ensure the street and neighbours are not affected.

The project is at an early stage and we are awaiting confirmation from the school how they would like to proceed.  You can follow any future developments of this project – here.

Planning granted – Old Barn Farm

We have been granted Listed Building Consent and planning permission for the works to The Barn at Old Barn Farm in Great Gransden.  We requested permission for several items of work on the listed barn including new rainwater goods and brickwork repairs.  The works were required to try and remove the barn from the At Risk Register by Huntingdonshire District Council (HDC).

There will be an additional application to be completed at a later date.  This is due to HDC omitting certain works.  All permitted works will be completed once they have been priced and further investigations (e.g. soil tests and trial pits) carried out.

We are in the process of gaining prices for the works on the clients behalf and will keep you posted on the progress.

New project – Swallow Court, St Neots

We have completed a feasibility study for a private client in St Neots with the intention to form a rear single storey extension to their detached property.  The scheme will also involve the alteration and adaption of the ground floor.  This includes converting the single garage into a study / guest bedroom or play room.

Ravens Court – Progress

We thought it was time for an update on our project in Thornham, Norfolk.  The first floor extension is now watertight and secure with all necessary windows and doors installed.  The double pitched zinc roof has been completed to a fantastic standard by CEL Group.  We got to see it under the scaffold lid but once the lid was removed the zinc looked great!

The external walls are wrapped in the breather membrane and additional insulation with some elevations battened ready for the sweet chestnut cladding to be fixed in the next few weeks.  The structural glass link and bay window have been completed and the glass balustrade to the balcony will be completed at a later date.

Regarding the interiors, the alterations to form the new entrance into the extension have been commenced with finishes and decorations to be completed.  The natural light and brightness within the extension has now become more apparent and the client is really pleased with the arrangement of no direct south facing windows.  The plasterboard lining is virtually complete with the plastering will begin in the next few weeks.

We will update you of the progress as we move forward but needless to say it is taking shape!

New project – Ackerman Street, Eaton Socon

We were approached by a private client to undertake a feasibility study for their new home in order to understand how they could adapt and extend the property.  We completed three different designs focusing on the plan arrangement at ground floor and first floor. The designs also gave an understanding of how to connect the new build into the existing hipped roof.

We are now reviewing how best to phase the work for the scheme, with the first phase being the adaptation of the ground floor layout.

New project – Church End, Gamlingay

We have been asked to create a feasibility study for a Grade II listed thatched cottage in Gamlingay.  Due to the historical significance of the building, the designs needed to be appropriate for its status and reflect the character of the property and era (eighteenth century).  The extension also needed to be subordinate to the existing property.

New project – The Broadwalk

We were commissioned to undertake a feasibility study for a single storey rear extension to a semi-detached property in Eynesbury.  The aim of the scheme is to provide a larger kitchen, and create a separate dining room and snug.  The intention is to demolish the single storey garage at the rear so as to make way for this new, contemporary extension.

New project – interior alteration Great North Road

We have undertaken a feasibility study to alter the ground floor of a four bedroom house to provide a larger kitchen, separate dining room and snug.  The existing property was previously extended and adapted, but in a way that led to the rooms becoming disconnected and dark.   We aim to rectify this and to transform the entertaining areas into a bright, airy and welcoming focal point.

New Project in Shepreth

Our new project in Shepreth is a ground and first floor extension to a property built in the 1970s.  We have completed a feasibility study which includes three separate schemes with plans, perspective images and isometric designs.

We are currently in the process of reviewing how the client would like to go forward.
