Dormer and Side Extension – Phillpotts Avenue, Bedford

The property is a two-storey semi-detached house with a shared large chimney set on a main hipped roof. The exterior is a split aesthetic with part of the elevation in red brickwork (up to windowsill height) and the upper half in pebble dash render in a greyish tone.
The recent modern extensions to the side and rear are formed in smooth white render finish with little bits of brickwork detailing. On the front of the house is a prominent semi-circular bay window with a projecting gable roof detail.
The practice was approached to add a side first floor extension and gable end to the house with the view to insert a dormer loft conversion within the roof. A full feasibility study was carried out and designs established to ensure both the side extension and the dormer extension were sympathetic to the original house and the local context.
The side extension will provide two new bedrooms, and the loft conversion will create a master suite of bedroom, sitting area, ensuite, and dressing area.
The scheme gained planning permission from Bedford Borough Council in May 2023 following extensive pre-application enquiry discussions. The project is currently out for tender and will be on-site in the Autumn of 2024.
